Kitchen Before & After: A Smart BRRRR Renovation That Added Value

This was one of my personal value-add renovation projects.

When I purchased the property, the kitchen was dated and needed a refresh.
The goal was not to create a luxury custom kitchen. The goal was to make smart updates
that improved the look, function, and value of the home while keeping renovation costs under control.

This is exactly the type of project I look for in a BRRRR or value-add property.
You do not always need to spend a huge amount of money to create value. Sometimes,
the right cosmetic upgrades can completely change how a property feels.

πŸ”¨ What We Changed

For this kitchen renovation, we updated the entire space with practical improvements
that made the kitchen look cleaner, brighter, and more modern.

  • βœ… Changed the floor tiles
  • βœ… Updated the light fixture
  • βœ… Updated the cabinets
  • βœ… Changed the door
  • βœ… Replaced the laminate countertop
  • βœ… Extended the cabinets to the ceiling for a cleaner, more finished look
  • βœ… Refreshed the overall kitchen design

One of the biggest visual changes was extending the cabinets to the top.
This made the kitchen feel taller, cleaner, and more finished.

Small design decisions like this can make a big difference when buyers, tenants,
or appraisers walk through the property.

πŸ’° Project Cost Breakdown

🧱 Materials Approx. $3,100
πŸ› οΈ Labour DIY
πŸ‘· If Hired Out Approx. $4,000 extra
⏳ Timeline Approx. 2 weeks
πŸ“ˆ Estimated Appraised Value Increase Approx. $20,000

This kitchen renovation took approximately 2 weeks to complete.
Because we handled the labour ourselves, we were able to keep the renovation cost low
while still creating a strong value-add result.

🏑 Why This Renovation Made Sense

In a BRRRR strategy, the goal is to buy the right property, renovate smartly,
increase the value, rent it out, refinance, and repeat.

For this kitchen, I focused on updates that made the home feel newer without overspending.

The kitchen is one of the most important areas in a house. When it looks outdated,
the whole home can feel older. But when the kitchen looks clean and updated, it can change
the buyer or tenant’s first impression.

πŸš€ This Renovation Helped Improve

  • 🏠 Property appearance
  • πŸ”‘ Tenant appeal
  • 🀝 Buyer confidence
  • πŸ“Š Appraised value
  • πŸ’΅ Long-term equity

A good renovation is not always about spending the most money.

It is about making the right updates that improve the look, function, and value of the home.

🧠 The Investor Lesson

Not every renovation needs to be expensive. A smart renovation is about knowing where to spend money
and where to save money.

In this project, the material cost was approximately $3,100,
and the estimated appraised value increase was around $20,000.
That is the type of spread investors look for.

The key is not just making the property look better. The key is making improvements that support value,
rentability, and future refinance potential.

βœ… Final Thoughts

This kitchen renovation is a good example of how a simple before-and-after project can create value
in a property.

For first-time buyers, investors, or BRRRR clients, this is the kind of project I like to look for β€”
a home that may not look perfect at first, but has room to improve through smart updates.

When you understand renovation costs, rental numbers, and resale value, you can make better buying decisions
and build equity faster.
